Responsibilities:
General apartment maintenance experience, knowledge of appliance repair, light carpentry, plumbing and electrical knowledge, knowledge of safety procedures, safety conscious, steady and dependable, ability to work with pressure of deadlines, and ability to respond to after hour and weekend emergencies.
DUTIES AND
Responsibilities:
-Provide excellent customer service.
Always display a friendly and courteous attitude toward residents and staff.
-Diagnose and perform, minor, and routine maintenance/repair in a timely and professional manner.
-Accurately document work performed work order, including parts and resident charges in YARDI.
-Complete work orders in the same timely fashion.
Follow-up on completed work orders to ensure satisfaction.
-Follow-up on incomplete work orders.
-Inspect vacated apartments and complete make-ready checklist.
Document needed services and repairs in YARDI.
Routinely perform duties to restore apartments to make-ready status and document in YARDI.
-Re-inspect vacant apartments after make-ready has been completed to determine quality of work performed -Complete special projects as may be assigned and prioritized by the Regional Property Manager.
-Inspect exterior of the property.
Perform building and common area upkeep daily in accordance with company standards.
Keep grounds neat and free of litter.
-Maintain shop appearance to standards to facilitate quick assessment of supply inventory.
-Maintain proper equipment, and equipment inventory to ensure warranty compliance.
-Perform effective emergency maintenance (after hours) as required.
OTHER KNOWLEDGE, SKILLS AND ABILITIES:
-Experience in apartment maintenance and light construction.
-Knowledge to identify electrical and plumbing repair needs and ensure the proper contractors are contacted and the work completed.
-Strong time management and organizational skills.
-Computer experience required.
-Ability to perform moderate heavy physical work, exerting up to 80-100 pounds of force on occasion up to 30 pounds frequently, and up to 5-15 pounds constantly, walking, pushing, pulling, lifting, grasping, including duties requiring repetitive motion skills.
Working Conditions:
Position reports to Sioux City, IA office.
Work performed on-site at rental properties.
May require extended hours during peak periods.
Will need to be available for travel to properties for on-site projects and maintenance.
Transportation:
Must have dependable vehicle to transport tools and equipment to job sites.
Must provide proof of liability insurance and valid driver's license for same.
