Responsibilities:
1.
Manage Accounts Payable for 62
property rental portfolio, keeping track of all payments and expenditures including utility payments, invoices, and vendor contracts.
2.
Manage Accounts Receivable for 62
property rental portfolio, and oversee rent collections for rental property portfolio.
3.
Maintain active third-party vendor contract, as well as the documentation process for monthly invoices.
4.
Work directly with Director of Construction and Rehabilitation, Director of Asset Management, and Regional Property Managers to assure invoices and payables are accurate and reflect services rendered.
5.
Work directly with Director of Asset Management, Director of Resident Services, and Regional Property Managers to assure rents, security deposits and collections reconcile with leasing.
6.
Perform monthly bank reconciliations.
7.
Oversee third-party vendor contract execution by collecting W-9 forms and certificates of liability insurance, paying invoices, and preparing annual 1099 forms for distribution to vendors.
8.
Assist Finance Department with financial statement audits and reporting.
9.
Coordinate affordable housing program financial compliance, including Davis Bacon reporting and tracking.
OTHER DUTIES AND
Responsibilities:
1.
Data entry into the YARDI system.
2.
Attend trainings and meetings as required.
3.
Perform other job-related duties as assigned by the CHI Chief Financial Officer KNOWLEDGE, SKILLS AND ABILITIES:
1.
Minimum 2-year degree in Accounting, Finance, or business required.
2.
At least 2
years experience in A/R or accounting.
3.
Experience with YARDI property management software a plus.
4.
Must be proficient in MS Office, MS Excel and MS Outlook.
5.
Good problem-solving and time management skills.
6.
Professional communication skills:
both verbal and written.
7.
Strong numeracy and analytical skills 8.
Ability to work as a team with CHI Senior Leadership team to find solutions to problems as they arise.
9.
Ability to perform at a high level and multitask once to meet deadlines.
10.
The ability to remain flexible, proactive, resourceful and efficient, with a high level of professionalism and confidentiality is critical in this role.
11.
Exceptional written and verbal communication skills, strong decision making ability and attention to detail are required.
12.
Ability to perform moderate heavy physical work, exerting up to 50 pounds of force or more on occasion, up to 30 pounds frequently, and up to 15-20 pounds constantly, walking, pushing, pulling, lifting, grasping, including duties requiring repetitive motion skills.
